Growing Your Portfolio Requires a Broker Who Gets It.
Financing an investment property is different from financing your home. The rules are different. The lenders are different. And the strategy matters more. I work with Calgary investors to get the right structure from the start.
How investment property financing works
Minimum 20% down
Investment properties don't qualify for CMHC insurance — you need at least 20% of the purchase price as a down payment.
Rental income counts
Most lenders will count a portion of rental income (typically 50–80%) toward your qualifying income — boosting your borrowing capacity.
Stress test applies
The qualifying rate stress test applies to investment properties just as it does to owner-occupied mortgages.
Portfolio lending
Own multiple properties? Portfolio lenders offer specialised products for investors with 3+ financed properties.
Using home equity
If you have equity in your primary residence, you may be able to use it as the down payment for an investment property — without selling.
Structure matters
Whether to buy personally or through a corporation has tax and financing implications. I work with your accountant to structure it correctly.
Investment property questions
Can I use equity from my home to buy an investment property?
Yes. If you have sufficient equity in your primary residence, you can refinance to extract those funds (up to 80% LTV) and use them as a down payment for an investment property. This avoids needing liquid cash for the down payment.
How much will rental income help my qualification?
Most lenders count 50–80% of the expected gross rental income toward your qualifying income. The exact percentage depends on the lender. I'll identify which lender's policy best fits your cash flow.
Can I get a mortgage for a short-term rental (like Airbnb)?
Yes, but it's more complex. Some lenders treat short-term rentals differently than long-term rentals. Zoning, HOA rules, and local bylaws also matter. I'll guide you through which lenders are appropriate.
What credit score do I need for an investment property mortgage?
Typically 680+ for most A lenders, with competitive rates available. B lenders and private lenders have more flexibility for credit challenges, but at higher rates.
