Can I use equity from my home to buy an investment property?

Yes. If you have sufficient equity in your primary residence, you can refinance to extract those funds (up to 80% LTV) and use them as a down payment for an investment property. This avoids needing liquid cash for the down payment.

How much will rental income help my qualification?

Most lenders count 50–80% of the expected gross rental income toward your qualifying income. The exact percentage depends on the lender. I'll identify which lender's policy best fits your cash flow.

Can I get a mortgage for a short-term rental (like Airbnb)?

Yes, but it's more complex. Some lenders treat short-term rentals differently than long-term rentals. Zoning, HOA rules, and local bylaws also matter. I'll guide you through which lenders are appropriate.

What credit score do I need for an investment property mortgage?

Typically 680+ for most A lenders, with competitive rates available. B lenders and private lenders have more flexibility for credit challenges, but at higher rates.
