Calgary mortgage questions, answered
How much does a mortgage broker cost in Calgary?
In most cases, nothing. Mortgage brokers in Calgary are paid by the lender after your mortgage settles — there's no out-of-pocket fee for the borrower on standard residential mortgages. The exception is alternative or private lending scenarios, where a broker fee may apply; I'll always tell you up front before any work begins.
Why use a Calgary mortgage broker instead of a bank?
A Calgary bank can only offer its own products. As a broker, I work for you and compare 12+ lenders — including credit unions, monoline lenders, and alternative lenders that Calgary banks won't show you. That means more options, often better rates, and a real chance of approval if your bank has said no.
Do you work with first-time buyers in Calgary?
Yes — first-time buyers are a big part of my practice. I'll walk you through the Calgary market, the federal First Home Savings Account, the RRSP Home Buyers' Plan, the federal First-Time Home Buyers' Tax Credit, and Alberta-specific costs like land transfer fees. Yes. Self-employed Calgarians are one of my specialties. I know which lenders accept business-owner income, how to document T1 General returns and Notice of Assessments, and how to use stated-income or alternative-lender programs when traditional bank approval isn't possible.
